Due to the very high costs presented by the previous surveyors, RLP were invited to take over the management and replacement of ten rooftop glazed enclosures that were in a very poor state, to a large block of residential units in London. RLP procured and appointed the main contractor and specialist subcontractor, with final costs valued at 70% of the previous surveyors’ estimate.
The tendering, design, manufacture and installation was carried out during strict lockdown periods, long periods of rain in Autumn and in compliance with government regulations for safe working.
Despite all the obstacles thrown at the scheme, the contract was completed on time and below budget. Through a team ethic instilled from the outset of the project, we were able to work closely with the client, main contractor (Rosewood) and glazing specialist (Bespoke), to ensure all problems were considered and resolved as a team. Vital input from all parties allowed the main contractor and glazing installers to focus on completing the work under very difficult conditions, which they did excellently. The project also benefited from a helpful landlord in the Portman Estate, and an exceptional client in Wendover Court and Wendover House, who together were knowledgeable, time conscious and supportive throughout.
The end result has considerable aesthetic and environmental improvements, increased security and fire safety measures, and the substantial benefit of blue-sky views.
