This project is the construction of 21 flats for Origin Housing. The site has been vacant for a number of years and in 2014 achieved planning permission for the current scheme. This site is compact and has difficulties with regards to levels, which slopes a reasonable height between the corners. This has resulted in the need to have split level floors, where by the rear half of the site is lower than the front and the lift will then be required to stop at 2 levels for each floor. The scheme will be constructed to achieve Cod 4 and will comply with the London Design Guide. Each unit will have garden space or balconies or large terraces to the top floor units. The scheme is a mixture of 1, 2 and 3 bed units, with 2 units on the ground floor being constructed to wheelchair standards. The rear gardens will be split level and will incorporate a large cycle store to the rear. The Ground floor will include a commercial unit, which faces the main road. The site is also beside an electric substation, which adds to the difficulty of construction.
The scheme is predominantly glass and brick with render to parts and also rain screen system to the top floor. The construction is concrete frame, with lightweight metal framing construction to the top floor. The construction works are due to commence in June 2014. RLP are the Employers Agent.
