This residential development on a brownfield site is an affordable housing scheme, providing 12 flats and a terrace of 5 large family houses, and include two ground floor flats specifically designed for a wheelchair user.
The site is located in a conservation area adjacent to Bedford town centre and the new scheme replaced old redundant elderly person’s council housing stock. Because of the location, the site was particularly sensitive with the Bedford Planning department, with the need to balance the clients desire to maximise the development potential of the site whilst addressing the councils stringent design brief for the site. This resulted in close liaison with both the council officers and client alike. The design brief included the need for the development to incorporate and reflect the local traditional materials used in the surrounding residential area, and the requirement to avoid parking to the front of the properties on The Avenue, which resulted in a private parking court to the rear of the site.
With a contract value of approximately £2.3m, Robert Lombardelli Partnership carried out full architectural design from inception through to completion on site for BPHA and Parrott Building Contractors.
