Lensfield Road is a major city road in central Cambridge in a conservation area, containing a number of brick built traditional three storey semi-detached properties. Downing College own the majority of the properties on the north side of Lensfield Road, and have embarked on a phased project of major refurbishment, alteration and extension of the College properties in Lensfield Road. The works have been carried out in groups of two or four properties together forming a contract per year, and they provide high quality student accommodation for the College. We are just embarking on the final properties, due for completion in 2017.
As well as altering the interiors to maximise the space, whilst retaining the primary original architectural features, considerable upgrading of the building fabric is carried out. From thermal improvements to the roof, walls and floors, including double-glazing to existing windows, to new services throughout the properties, providing improved sanitary and kitchen facilities, and upgrading of the fire doors and fire alarms.
As part of the scheme, all front garden areas have been re-landscaped, with new boundary railings and walls returning the street scene back to its original form. On completion, each property provided an average of 9 study/bedrooms with communal kitchens and communal bathroom facilities.
For the projects, RLP have provided Architectural, Project Management & Quantity Surveying Services. Average contract value per pair of properties is £800,000.
